1952 Beverly Dr

With a protected setting North of Sunset Boulevard and the iconic Beverly Hills Hotel, 1952 North Beverly Drive is a study in unparalleled quality of both aesthetic and material.  With architecture by Gehry Partners disciple Yoram LePair (Danish Cancer Center, Hong Kong Museum of Art), walls of glass connect the indoors and out allowing a true California lifestyle while discreet privacy and stylistic restraint creates a gallery residence defined by quiet luxury within the architectural discipline of eternal minimalism.  Thoughtful lighting plan by Mark Raissen (Sunset Tower Bar, San Vicente Bungalows, Wynn Hotels) with control by custom engraved Lutron Palladium switches produce an interior and exterior set design that is unmistakably LOS ANGELES.

A single-story floorplan both indoors and out constructs a living program that is versatile and deceptively oversized while providing moments for more intimate experience.  An open Kitchen and Dining space features Sub-Zero, Wolf and Miele with wine refrigeration for over 300 bottles.  Sub-Zero refrigeration draws accent the full wet bar and built-in cabinetry crafted in subtle Saint Laurent marble, blackened steel and charcoal-stained oak.   A formal living room looks over the pool and hillside while offering comfortable seating for entertaining a group or taking in the solitude of the parklike setting.

The Master Suite is generous in size with substantially weighted pocketing doors defining spaces upon entry.  Master Bath is clad in walls of stone and Rift Oak with a closet which is significantly couples-sized, with dual valet areas and shoe capacity of 300. The second bedroom in the Main House currently functions as a large Den with paneled entertainment and library wall subtlety detailed with built-in lighting with a matching full sized guest bath concealed behind a gallery of oak paneling, revealing the ultimate in jewel box statement rooms.

The outdoor space of the residence has been considered and intended as everyday living spaces with an openair living room centered around a large granite firepit with upholstered teak sofas and accent pieces.  A large saltwater pool is heated and LED-lit with built-in spa finished in neutral-toned Japanese ceramic tiles.  Outside of the Master is additional exterior (gas) Fireplace – this time, detail built into a newly-constructed, monolithic retaining wall.  Outdoor sound amplifies from a 14-piece hidden speaker system (SONACE) in hillside and garden, including two in-ground mushroom subwoofers providing the highest quality audio at both low level and higher volume sound levels.

Doors, windows and skylights by Metal Window Corporation, vertical surfaces finished in muted Italian Marmorino plaster, White Rift Oak panels and cabinetry throughout.  Flooring is 10-inch-wide planks of French white oak in extended lengths.  Complete home automation (Control 4) functions in collaboration with custom Artificial Intelligence user experience (JOSH AI) and LUTRON lighting programming.

The Accessory Dwelling Unit (ADU) is permitted with its own address (1954 North Beverly Drive) and serves as a separate and fully functional Guest Suite including its own statement bathroom, refrigerated drawers, and custom wardrobe. A laundry room clad in matching stone and oak paneling also includes built in file and printer storage, additional Sub-Zero wine refrigeration, and vented technology tower system storage and access with access to outdoors.

The understated façade is highlighted with a natural Californian landscape design by Elysian Landscapes (Balmain, Melrose Place; Saint Laurent, Rodeo Drive Rooftop; The Children’s Institute, Watts; The Parker Palm Springs) is accompanied by an 8ft. tall louvered steel gate complementing a premise of privacy and discretion, without suggestion to the luxury of detail inside.
